A mixed-use property on Wetherby High Street that features a vacant ground floor retail unit, self-contained first-floor flat and stone outbuildings, is to be auctioned this month with a guide price of £220,000.

The 19th century building’s timber-framed shop front window forms part of an established row of shops, and most recently traded as Wetherby Pizza until the business closed earlier this year.

According to auctioneers, the flat has recently been refurbished and is currently let, generating an annual income of £9,540

The property, at 21 High Street, Wetherby, will feature in the upcoming live stream auction to be held by BTG Eddisons Property Auctions on 29 July.

Chris Jackson, associate director at BTG Eddisons Property Auctions, said: “This property is in a prime position in the heart of Wetherby, right next door to the popular Red Lion pub and surrounded by a thriving mix of shops and cafes, making it an excellent opportunity for investors and owner-occupiers alike.”

He added: “What makes this place even more interesting is what you can do with it down the line. There are some traditional stone outbuildings tucked away in the rear yard that give you the chance to expand or convert in the future, subject to the necessary planning consents. Wetherby is always a highly sought-after area, so having a town-centre property with an immediate income source and potential for development is a massive plus for anyone looking for a smart, long-term project.”

BTG Eddisons Property Auctions is a national auction business formed by uniting the regional brands Pugh, SDL Property Auctions, Mark Jenkinson and Network Auctions. It now hosts a four-day national auction event every month.
